Client Brief: We were invited to investigate the feasibility of converting unused office space to residential use for students, enabling the client to obtain more return on his investment.
Current Status: Planning Consent granted for change of use to five student units. The site owner is currently considering his options.
The owner of this historic building approached JFL Design & Planning to discuss options for converting the first floor office space into living accommodation. Following the creation of several outline designs, it was agreed that the most suitable option was to seek planning consent for the conversion to five student units. JFL Design & Planning produced detailed architectural drawings and supporting reports, organised specialist energy efficiency and marketing analysis reports and managed the application from submission to the receipt of full planning consent.
Rosling Road



Client Brief: We were briefed to redesign and extend the first floor layout, while enabling a full loft conversion to create new bedroom in this exciting combined project.
Current Status: Planning consent granted, currently under construction
This 1930s semi-detached family home had already been extended on the ground floor. The new proposals included building a new bedroom over the existing extension and converting the enlarged loft space into a spacious master bedroom with superb views over the Bristol cityscape. Working closely with the structural engineer, the final designs were submitted, approved, and works have been progressing at a steady rate. Frequent, quality communications with the client have enabled minor subsequent amendments to the design of the roof dormers, which were approved by the planning officer without issue.
Over Lane


Client Brief: We were asked to remove an old existing garage and replace it with new building in a more appropriate location, creating a more pleasing aspect as well as a modernised garage facility.
Current Status: Planning consent granted, building works complete
JFL Design & Planning are pleased to work many types of project, both large and small. As one example of many completed small projects, this detached double garage was built to replace an old prefabricated garage, located in a revised position adjacent to the main property. A planning application and buildings regulations approval were needed, due to its size and preferred position. We produced the design, planning application and detailed drawings to support the building regulations submission, and managed the project to a successful conclusion.
